quiet vacation place

We were are group of 22 and the house was extremely spacious and was able to accommodate everyone. Steps away from the beach with all the privacy you need. The kids really enjoyed the pool as it is decent size for a beach house and the hot tub was clean and maintained as well. The only issues we had is with the bathroom doors as 5 of the 7 bathrooms were not able to lock. They fixed 3 during our stay but the others stayed as is as some have been nailed into the wall. We also had the fire alarms go off in the middle of the night the first two nights but maintenance came in and replaced them on the 3rd day. There is no night life at Cap San Bles but I would definitely recommend this place for a quiet family/group vacation. Recommendations for the property manager: post pictures of all the bedrooms and have the master bedrooms bathroom doors fixed or put in some kind of locks and add a light by the pool as there are none.

Perfect Paradise

The house was perfect to accommodate our party of 19, 5 families. We had 9 kids ranging from 1-5; the pool, the beach, and space were perfect. The long dining table was such a treat for our entire party to dine together. The only issue we had was figuring out the thermostats, as some rooms were really cold while some were very warm. Overall it was a great week, and we will be back. We highly recommend this location and this property.

NIGHTMARE VACATION: Filthy dirty, worn, damaged, active leaks, loud construction, & BLACK MOLD.

STAY AWAY - Magnolia on Secluded Dunes Cape San Blas FL - HORRIBLE MANAGEMENT COMPANY - STAY AWAY FROM Cape & Coast Properties – Booked this house on fraudulent claims of luxurious accommodations/amenities. Front door beat up / patched w/ plywood. Paint missing, warn off, filthy dirty. Walls, baseboards and banister paint heavily worn stained and marred as if a stadium of people trampled through w/ dirty hands/feet for months. Needs painted and drywall repairs. Main living room TV cracked & color blown out display. Internet intermitant. Massive structural leaks staining ceiling walls, woodwork, & floors. Active leaks on third and second floor facing gulf causing BLACK MOLD all over ceiling, window frames and drywall, bedroom ceiling electrical not working. Trash all over the pool area. Main light switch drywall mud is damaged & unfinished. Entire left side of master bedroom drywall and woodwork damaged from leaks causing ceiling can lights to not work. Pool table room water damage on entire sliding glass windows and floors. Missing baseboards and mounding. ceiling lights don’t work). Kids room drywall damage from leaking and structural damage. After 4 days of consuming ice we noticed machine also full of BLACK MOLD. Front deck fallen 4-6 inches on left and middle side from the rest of the deck (covered in algae & flecking paint) structural damage. 2 Closet door handles fell off completely. Vents mangled & damaged. Ceiling in pool table room covered in blue chalk drawings, unsightly images. Bench seating bumped scuffed tattered. Gate to pool is falling over and barely opens. Hot tub was filthy dirty and full of BLACK MOLD around top. Pool areas covered in long tall weeds reaching almost to the pool water. Wood fencing falling apart and missing boards. Shower rod rusted. Grill didn’t work. Coffee table 3rd floor chipped, worn, stained. LR Couch incredibly worn, dirty with stains and food debris. Chair in main living room cushion heavily stained and soiled. Dishes chipped and cracked. Pots nonstick surface worn & flaking off into food when used. The dishwasher leaked. Asked if any construction, response “NOT SURE”. Construction site filthy & loud compressors & generators all day long. Construction Styrofoam trash blows all over pool area. Offered less than 20% refund. STAY FAR AWAY!

Major construction next door. Don’t recommend!

My family and I decided to book a relaxing beach front home for our family reunion. We were greeted with major construction next door that was not disclosed anywhere before booking. An hour before check in on a Friday we got a phone call asking us if we wanted to switch houses because of the construction. We didn’t hear back till the next work day, Monday, but by then we were settled in with 3 babies and it would’ve been challenging to switch. The management team stated that if we decided to stay they would issue us a full refund after discussing it with the owner. We decided to stay and put up with the intrusion (no privacy fence) and loud sounds. We also paid an extra $350 to use the heated pool/hot tub but we were not able to use either because the heating never worked and the hot tub was filthy. They sent someone over to try and fix it 3 days before check out. The only good thing about this home is the direct access to the beach. We enjoyed family time together but the house didn’t make relaxing any easier. It’s been almost a week after checkout and we are still waiting on our refund. I recommend this home when the construction next door is finished! Until then, save your time and money and book elsewhere. Also, the nearest major grocery store is a 30 min drive. Only book if you want seclusion. The home is also 3 flights of stairs and not easy for grandparents or toddlers.

This was an amazing home that accommodated our group of 21 family and friends. We had everything we needed, and if something came up, the owners were right on it! The access to beach, your own pool and hot tub, you can't go wrong!

We had a terrific time. A stickler for perfection would have been annoyed by the none working microwave over the oven......small countertop one had to make do. Water went out for about 30 minutes one after, water company says they blew a breaker.... The pool was excellent & beach access great. Renting the kayaks & bikes & board was a money well spent.

Almost perfect!

Great layout! Lots of space! Very nice pool! The ice maker was quite helpful! We really enjoyed our stay but there are a few things that could be addressed to make it completely perfect: *The shower in the 3rd floor Master suite drained VERY slowly. *Many screws and nails in the stairs to the beach need tightening. *A roll-down blind in the kitchen would help reduce the afternoon heat in the great room. *Grill cleaning tools should be provided. *Several sliding glass doors have handle and sticking issues. *Neither of the sliding doors to the Jack and Jill bathroom on the 3rd floor closed completely. *There were fire ants by the grill and fire pit. *A shower at the base of the stairs from the beach would significantly reduce the amount of sand brought to the patio and pool area. *A dust pan with the broom would be nice to have. *An additional refrigerator would be nice for a house this size, especially during this Covid scare where most meals are likely eaten in. *A supply of replacement tips for the pool cue sticks would be nice (we shared one stick for the entire week).

Perfect setting to unwind and share family time.

There's so much good to say about this place and a little not so good but I imagine the few issues will be resolved over time. The good - loved the location as it was like having our own private beach. The house itself easily accommodated our 18 member family that ran from 19 mos to 79 years old. Top of the line appliances and furnishings. We thoroughly appreciated the very long dining table for our large gathering dinners. Outside toys aplenty to be found in the store units on the ground floor and the elevator was a fantastic plus in every way. If I had any recommendation it would be to offer or install some baby gate system blocking the stairs for those that bring youngsters. There's just about everything else baby you could possibly need in the closets on both floors - including two Pack and Play portable cribs and walkers. The problems - Very weak water pressure so a typical short shower took much longer as you chased the water around to rinse off shampoo and soap. A/C unit is totally weird set up. Family in the double bunk beds on the second floor were in a sauna while the rest of the floor froze. The repair person was extremely prompt to answer our call but they freely admitted it wasn't wired for efficiency and advised to use a box fan to try and pull cool air into the room. The house box fan was broken so we purchased another one from Port St Joe but it did little to alleviate the heat. The pocket doors in just about all bathrooms and the sliding door off the kitchen were off tracks, hard to open or refused to stay closed. A little awkward in shared bathrooms. The awesome floor to ceiling windows on the third floor made for some very hot afternoons (88 degrees by sundown every day) even with the custom blinds. The main heat appeared to be from the windows in the kitchen that didn't have any blinds but I feel that's a work in progress. A week on the beach and only those few items referenced above stop it from scoring a perfect 10 - none of which would stop us from reserving again. I think the house is still a work in progress from the hurricane last year and will only improve over time. Any problems that could be solved received prompt attention from local service companies - very impressive.

Wonderful location but...

This was our 8th family reunion in Secluded Dunes at the Cape, but first time at this house. We wish we could say that the house was worthy of the cost, but unfortunately, there were too many issues to justify the price. We needed a large home to accommodate our family, and there are only two homes in Secluded Dunes that have 7 bedrooms. The other home was still under renovation due to Hurricane Michael, as were several of the homes on the Cape (very sad to see). The positives about the house are: the location, large kitchen/eating/family room with long dining table that fit a good amount of people, kitchen was well-stocked with utensils and other items, great TV in family room, comfortable beds, two large master bedrooms with private bathrooms, working elevator, large covered parking area that can accommodate several vehicles, expansive windows and decks to give beautiful view of water, ice making machine and wine cooler in kitchen, and game room with pool table. The negatives were primarily maintenance and poor construction issues. The outdoor showers were not working well nor clean, but full of mold, and a large bird had made a nest between the showers. The property around the house was full of debris ( one of our family members went around and filled a whole garbage bag). Though the inside of the house was pretty clean, the outside needed attention. There are A LOT of stairs to the beach, so be prepared if anyone in your group has mobility issues. There are pocket doors on the jack-in-jill shared bathrooms that do not lock well or stay closed. Some of the showers did not work well or at all. We were told it was a water pressure issue on the cape, but we did not experience this issue at other houses we had stayed at. When we mentioned this to the rental agency, they were quick to send someone out to try to rectify the situation, but unfortunately we still had some problems. In another review, someone mentioned that some "punch items" were not completed. We would agree. Little things like no toilet paper holders in the bathrooms, though small, would not be expected in such a "grand, high-priced" home. Also the AC system needed some work. Freezing in some rooms and hot in others. Would we rent again? Probably, mostly because of the size of the home and its location. However, we would hope that some issues would be fixed in the future.
