We enioyed our time at Royal Kona Resort. The property was quite out dated however we knew this going in and received rates accordingly. The enterence and the grounds are absolutely beautiful. We enloyed watching the luau from our balcony. Im anxious to see what the place will look like after upgrades.

The staff was great. We had a room with a great ocean view. The property is very old lots of updating. There is currently construction taking place which is great but also an inconvenience. The location has its good and bad. There are lots of shops and restaurants in walking distance but we also felt unsafe. There is also lots of homeless in the area. I would not bhave ok this place again.

Great Location, but …

If not for the excellent location (walking distance to Kailua town, and the sunset views are spectacular), I would seriously consider staying somewhere else on my next trip (approx. every 3-5 years). The exorbitant resort fee is a ripoff, and to charge for self-parking ABOVE AND BEYOND the fee is almost criminal. What do you get for this fee? 2 bottles of water — for the stay, not each day! — doesn’t come close to justifying the fee. I was given a coupon for 2 Mai Tais; when I explained that we do not like Mai Tais, I was told that this is not exchangeable for anything else (I was even willing to redeem them for a single drink of another type, but we were basically told ‘too bad’ — I guess guests who do not drink alcohol are similarly just out of luck. There are no snack or beverage machines. The fitness machines are hard to figure out, and unlike any I have seen in other resorts. If the fee is going towards resort maintenance, the results are not obvious; the place is somewhat run-down since our last trip (the ponds are filthy). And I find it insulting that visitors for the luau might find parking more easy than paying guests. And for the third time, I will argue for a hot tub (and you can certainly find a place for it; several years ago, I was told ‘yes, many people make that comment.’ So, why don’t you heed such comments?) The food at Don’s is good, but there should be lighter options for those who just want a snack (see comment about lack of machines above).

No microwave. Bed a bit uncomfortable. And for the price, the bathroom should be much nicer. I had booked a king ocean view room. They tried to give me a 2 double bed room and when i explained i booked a king room i was told they could put me in a king room for $98 more a night. This was disappointing.

I had a terriable room not worth the money paid room was dirty stains on walls and floor. Wanted a single bed got 2 twin beds cupboard was broken no microwave. Only a used rool toilet paper. My worst exsperience ever will never rent again when asked for another room i was told nothing available. Not true they always have rooms.

Not impressed booked a king thru expedia months ago and prepaid....arrived to find king not available. Smoke detector not working told desk did come and replace the dead battery so far gone wasn't even beeping. Such a safety issue as we are on 5 th floor. Very noisy as by road and Huggos glad checking out tomorrow. Restaurant was great won't be back
