The property was very worn and tired.the exterior looked abandoned ,unkept.
The room itself at a glance looked clean,at a deeper look the carpets were old and heavily stained,toilet area also dirty and damage to adjoining shelving.
The room faced to the rear of property where there was an outdoor seating area .even with the windows closed the noise from other guests drinking and smoking throughout the night.made it impossible for me to sleep!good points; the shower was small but instantly hot also ample parking

The hotel is a significant misrepresentation of what was advertised. The grounds are in poor condition—overgrown, littered, and neglected—far from a 3-star standard.
The rooms are adequate but need a complete overhaul, including new carpets and bathroom upgrades.
For the price, this hotel was not worth it. A stay at a budget chain like Travelodge for half the cost would have been a better choice.
I feel let down by Hotels.com and urge you to send an inspector to assess this property.
How do I go about a refund?
I don't know what the man building is like, but if you are stuck in the Annex, then this is not a great place to be. Building is very run down, carpets are filthy and rooms are not good.
The hotel is in a terrible stay and needs an overhaul. Frontal areas was painted, some bathrooms were renovated but overall it feels like a building about to fall apart.
This property isnt fit to let rooms
The staff member we met was very friendly and helpful this was the only positive in the 40 mins i stayed before leaving and booking elsewhere
On the positive side, the property was kept clean and tidy with evidence that some effort had been made to keep rooms modern in a number of ways. However, the basic problems would be harder to resolve, particularly noise where walls are 'paper thin'. It is disconcerting to have to listen to someone urinating in another room. There was extensive noise from outside which inhibited any chance of sleep. One room was described as 'large' which was far from the truth, whilst another had a broken window that could not be closed. Outside, the grounds looked as if they had no seen a gardener for a long, long time. Disappointing.
The Hotel is in a state of repair. It needs cleaning and alot of work.the member if staff on check in was helpful.
The key safe to get in doesnt work took over 15 mins to open.
Mold in the shower. The carpet need cleaning.
