Cons:
- Historic building, original windows — the unit gets cold on the coldest winter nights. Space heaters, baseboard, gas fireplace (with timer), and extra blankets are all here, but plan to dress warm and don't expect modern insulation.
- 3rd floor, no elevator — all access is via stairs. Plan accordingly if you have heavy gear, mobility limits, or small kids.

The Neighborhood:
Old St. Vincent's 303 is three blocks from Harrison Street — Leadville's historic Main Street and the heart of downtown. From the front door you can walk to every restaurant, brewery, coffee shop, and gallery in town. No driving needed for food, drinks, or basic supplies.
Leadville sits at 10,152 ft — the highest incorporated city in North America. The neighborhood is quiet, residential, and surrounded by 14,000 ft peaks on every horizon. From the 3rd floor windows of OSV 303 you get genuine 360° mountain views — Mt. Massive, Mt. Elbert, and the Mosquito Range are all visible without leaving the unit.
Within walking distance: Periodic Brewing, City on a Hill Coffee, Treeline Kitchen, Cookies with Altitude, the Tabor Opera House, the National Mining Museum, and the historic district. The Mineral Belt Trail (paved, 11.6-mile loop, hike/bike/ski) is a 5-minute walk.
A short drive opens up Ski Cooper (35 min), Copper Mountain (40 min), Twin Lakes (25 min), Independence Pass (closed in winter), Turquoise Lake (15 min), and the Mt. Elbert and Mt. Massive trailheads.
Getting Around:
You'll need a car to reach Leadville — there's no reliable rideshare here, and public transit doesn't run from any major airport. Once you're in town, you can walk to everything downtown from OSV 303.
From Denver International (DEN): ~2hr 15min drive via I-70 W to Hwy 91 S over Fremont Pass (11,318 ft). 4WD or chains recommended Nov–Apr.
From Eagle County Regional (EGE): ~1hr 15min drive, lower mountain pass exposure than the Denver route.
From Aspen/Pitkin County (ASE): ~2hr in summer via Independence Pass (closed mid-Oct to late May), 2hr 30min in winter via the long way around.
Once here:
- Downtown Leadville: 3-block walk
- Trailheads, ski areas, lakes: 15–40 min drive
- Free street parking, plus 2 designated spots per unit in the building lot

Building & access:
- Old St. Vincent's is a historic building. No elevator — 3rd floor access is via stairs only. Plan for heavy gear and small kids accordingly.
- Original windows + historic insulation — the unit gets cold on the coldest winter nights. Space heaters, baseboard heat, wall heaters, and extra blankets are provided. Dress warm Dec–Feb.
- Parents: baseboard heaters can get hot — supervise small children near them.

- Smoke-free building, including balconies, stairwells, and entryways
- 2 vehicles per unit max — additional cars must park on the street
- No RVs, boats, or trailer campers in the parking lot
Altitude: Leadville sits at 10,152 ft. Altitude sickness is real — symptoms include headache, dizziness, and nausea, usually in the first 24 hours. Hydrate aggressively, take it easy on day one, and consider travel insurance if you're prone to altitude effects. We can't refund stays due to altitude sickness.
Wildlife: This is a mountain town. You may occasionally see small critters in the building or on the grounds. We pest-manage actively, but please keep windows and doors closed.
