This charming and spacious home that sleeps 26 guests on our 20+ acre wooded homestead has WONDERFUL VIEWS from every window. Hidden from town, yet only a mile stroll to shopping/restaurants and the heart of historic Old Town Warrenton. Charming outdoor seating available on Main Street.

Great home-away-from-home for church, special activity groups (homeschoolers, virtual learners, scrapbookers, quilters), corporate/business/church meetings (see "ONE NIGHT SPECIALS" below), wine tasters with 22 vineyards close by. (there is a unique trolley transportation available to rent here in town for more fun and available for your wine tours/birthdays/celebrations) church youth groups, bible study groups, special interest groups (homesteaders, book clubs), family reunions, bridal parties and out of town wedding guests. This is a HOMESCHOOLERS paradise! Bring your binoculars, specimen jars and sketch books to the Farm to use as you hike "IN" and next to the river, identify trees/leaves and do rubbings or study the sheep, fox and turkeys that are all around the Farm. You can bring your mountain bikes (non-motorized) to ride on the trails through the forest. We have homeschool/virtual learning families that are renting the Farmhouse for several weeks together. So find like-minded families to share the cost and flee the Winter doldrums with the chldren at the Farmhouse.

Delightful amenities include a large outdoor private fenced-in pool, 1200 sq. ft. spacious media/meeting/PLAY ROOM with games galore, ping-pong, air hockey, foos ball & pool. I't's great fun for all ages, rain or shine.

Outdoor fun includes a fully stocked pond for fishing (poles available; bring your own worms!), firepit, volleyball, basketball, hiking on trails through the woods.

We have many trails along the river and our guests are raving about the "Riverwalk" - bring your old sneakers or water shoes for a great 1 mile hike up and down "IN" the river and through the woods; great for you to enjoy with your friends and family of all ages.

SMALL 4 HOUR EVENT- up to 40 total guests - $800.00
A small gathering is any gathering over the stated occupancy of 26 guests such as birthday parties, anniversaries, rehearsal dinners, reunions, corporate meetings, etc. No more than 40 guests total permitted, which includes the 26 guests staying in the Farmhouse. If your event takes place outdoors, loud music must stop at 10:00 PM for the comfort of other guests on the Farm.

LARGE 6 HOUR EVENT - up to 60 total guests - $3000.00
This event fee includes use of the Event Overlook with seating for 60 guests, a gazebo,
use of the 10 picnic tables, extra trash removal, and additional guest parking. If your event takes place outdoors, loud music must stop at 10:00 PM for the comfort of other guests on the Farm. Sorry - no tents or port-a-johns are permitted. In case of inclement weather, the Farmhouse can accommodate 60 guests inside. We will send you an event agreement to review and sign.

SHOPPING - We are 45 minutes away from Potomac Mills Outlet Mall, one of the largest indoor shopping malls on the East coast. You will enjoy the one mile adventure of discovering new/unique stores and finding great prices too.

WINE TOURS - Friends of ours have a Trolley Transport Service (ciaobellacelebrations.com) and would be delighted to suggest some of the favorite vineyards (22 in our area) that you could visit to sample their great wines.

ABSOLUTELY NO BUSES allowed on the farm (no place to turn around). Our suggestion would be to drive to the end of our farm and then park at Giant Food Store where the bus can meet you. The store is about a 1/2 mile away and an easy walk or ride from the Farmhouse.

Our Caretakers live in a separate/secluded location on the farm for your convenience.

One night visits, or "extend your stay" may be possible at certain times of the year with an extra fee or 1/2 price. Please contact us to discuss it.

This farm stay offers its guests a water park and an outdoor pool. Barbecue grills, an arcade/game room, and a garden are also featured at the family-friendly farm stay.
