You won't believe the astounding views of the beach, in full view, from your living room and kitchen!! Situated in between ever-popular Marina Park and the Newport Pier, this is a vacation home that you will never forget! Here's what you'll find:

- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOM 1:
King bed; en-suite bathroom w/ large step-in shower

BEDROOM 2:
Bunk beds (Full & Twin) and Pull-out Twin (trundle)

HALLWAY BATHROOM:
Tub/shower combo

EXTRA SLEEPING ARRANGEMENTS:
One twin tri-fold floor mat (best suited for children) along with extra linens/pillows are provided to accommodate a total of 6 maximum guests. A rollaway twin bed is available for rent as a better option for adults. Make arrangements in advance with our office to enable delivery in time for your arrival.

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

OUTDOOR LIVING:
Front Patio Area: Provides the best entertainment of all: plentiful sightings of dolphins, various species of migrating whales and other wonderful sea life can be viewed just off-shore any time of year. Likewise, watching the human world go by along the boardwalk throughout the day is a favorite past-time as well. The patio serves as grand central for guests' outdoor activities:
- Propane gas BBQ grill
- Stone patio table w/ seating for 8
- Two chaise lounge chairs w/ additional seating

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

PARKING:
- One carport parking space on the left side, which can accommodate most size vehicles (small to mid-size vehicles highly recommended).
- There is also general neighborhood street parking, metered, unmetered and pay-station.

LAUNDRY:
Washer and Dryer on-site.

LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.

ALSO:
The upper 3 bedroom/3 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, rollaway twin beds, and much more! Contact us for more information

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

property was clean, well furnished and had finishes that were not too badly worn or used. location was nice too. The challenge here is that this unit has an upper unit above it. the upstairs has what i assume are hard surface floors and what appears to be no solid subfloor or insulation between floors.During our stay, starting as early as 6:00am to as late as 10:30pm the sound of people upstairs was incredibly loud. even when walking. There were two different families that were in the unit during our stay, both with children, and both families allowed their children to run back and forth constantly to where it was hard to hear us talking. the noise woke up our kids almost every single night. then any chairs or furniture that were moved was even louder than that. while i liked a lot of things about the unit i dont know if i would stay here again.

Location can’t be beat

We thoroughly enjoyed our stay. There was plenty of room for us along with extra sheets, blankets, and floor beds. Having a kitchen with everything we needed as well as a washer and dryer made it so much easier. Communicating with the property managers was very easy and helped us immensely.

Nice place to vacation with family on a great beach

Kids loved the bunk beds, we comfortable had 4 kids and 2 parents stay here. The view of the ocean was great. Walking distance to restaurants and the park and marina. Would prefer not to have to wash the dishes and throw out the trash and still pay a cleaning fee but it seems all places do this nowadays. Overall it was a great place and the communication with the rental manager was outstanding. They were responsive and warm. I highly recommend.

Dishes were dirty and put away. Towels left by front door. Kitchen needs to be updated. No dishwasher or laundry pods. I would look at others and looking at different management company. No attention to details. Looked nice in pics. I just stayed three weeks ago different company and it was a night and day difference

Awesome location and home

Loved the location! Full kitchen and bedding was comfy. The only minor issues or considerations might be if the until above is rented, we could hear them waking and flushing toilets etc. they stayed up later than we did, so it was noisy at bedtime. The only other minor issue we had was that the wifi stopped letting our devices connect the 2nd and 3rd day. We o my had one phone and two iPads, we didn’t think 3 devices connecting would be an issue. Maybe it’s split with the above unit?

Perfect getaway

This cozy rental was the perfect weekend getaway. Everything was easy and cozy we will definitely be staying at this rental again and again! There was a slight WiFi problem, but Beachview rentals were fabulous with communication and options for my business zoom call. The only drawback is the rental property next door that booked a couple interesting renters out last day there. We were heckled a bit, and I felt more comfortable with my children either inside or out in the beach, and not out in the patio without my husband there.

Great Sea and Beach View!!

Clean place and comfortable beds with a great patio to watch the sunsets. Great location and walking distance form restaurants and shops. Parking space is small but did fit the X5 we had wouldn't try to park with a large SUV or Truck. Would stay again.

Perfect location, clean and comfortable!

This is a great condo in a perfect location. It was well equipped with comfortable beds. The TVs were great and we thoroughly enjoyed sitting outside and watching the ocean and the people going by. It was a great show. We enjoyed walking to the nearby restaurants. We were thankful for the beach chairs and umbrella. We would definitely stay there again. I have two suggestions: 1. The sofa needs new cushion fillers, the cushions are flat. When you sit down it’s almost like sitting on the floor. 2. I would recommend a new washable rug for the living area such as a Ruggable. The current rug is worn out and one corner is curled up causing a tripping hazard.

Amazing place on the beach!

We loved it here! Loved the location on the beach, proximity to the town, the bikes available for rent to ride right there at your front door! My kids had a great time being able to play volleyball and in the sand right outside and do all the fun things so easily!

Great Beach Getaway!

We enjoyed every minute at this hidden gem! Ocean front 2 steps from the sand… who cares about the gloomy weather which turned out to be a great weekend! Thank you to the property managers for being so responsive and attentive all weekend! LOVE!

Great trip!

We had a lovely stay at this home. We had a minor issue with a leak, as our stay overlapped with a once in a century tropical storm. The issue was fixed and taken care of in a timely manner and communication with the host was easy. Location is unbeatable and the sunsets alone are worth the cost!
