We recommend having a vehicle on hand!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- Please note that the hot tub and pool takes around 6 hours to heat up. So depending on what time the property was cleaned, your hot tub or pool may not be hot upon arrival.

- Due to the rural location of this property, cell phone reception may occasionally be spotty.

- No RV or Trailer parking.

- Guests are responsible for providing their own propane for grills and outdoor fireplaces. There is often a supply left by previous guests, so we recommend checking before purchase.

- There are BBQ Utensils for the guests to use during their stay.

- The Fireplace is only operational from October 1 - April 1.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- No food or drink in the hot tub or pool.

- Due to our close proximity to the National Park, we have a large population of insects including ladybugs, house flies, stink bugs, millipedes, carpenter bees, and wasps. Although all of our properties are sprayed regularly by a professional pest control company, the city and park areas are not. During various times of the year, these insects may find their way into the property. By booking you understand that is a possibility during your stay and understand that there will be no refunds related to bugs getting into the property. We will be happy to work with you to get pest control back out if necessary.

"Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 11:00PM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking."

Awesome Family Time

Our stay was wonderful. Everyone loved the cabin and had plenty of room for everyone. Very close to downtown and the ski resort. Our host was quick with responses when I had questions. Would book here again.

No hot water for 5 days! The property owner says “well why didn’t we just leave?!” Where was we suppose to go!! Go rent another place and spend more money?! Not once was that suggested until after we left nor was $ offered back! It does not allow me to attach our conversation-nor does it allow me to attach my cell # which I wish I could that way individuals can request proof of the ridiculous text messages he has sent me-not sure how I can provide that to show our conversation VRBO did not allow # to be posted! My family of 6 adults visited Gatlinburg Tennessee Thursday December 2nd through Monday December 6th. So total of 6 adults. We booked Chestnut Drive Gatlinburg Tennessee Prior to arrival I had asked about the coffee maker rather it be a regular one or Keurig. I was told both were available. We arrived Thursday-we found several issues throughout the home and addressed them right away. One being no Keurig-which I stated is fine we just had to go out and get regular coffee and filters and we had only brought kcups with us. The owner said he would send the maintenance team out to fix the broken cabinet door and bring a Keurig Friday morning. We was not there Friday morning so I left a note to place the Keurig on the table and to please check the hot water as our showers Thursday night were barley warm-which I expressed upon our check in. Friday evening showers were almost non existent with the temperature! We sucked it up and went to bed. Saturday afternoon still barley enough warm water for showers-the 6th person did not even get a shower! We thought maybe it just had ran out of hot water but odd. So come Sunday we all have had maybe 2 showers if that and if so they was very quick cool showers. Sunday morning I reached back out to the owner and a tech was coming out again at 11am-we was there for this visit and was told as you can refer to the text messages between myself and the home owner! Was told the heating elements were tested and fine. No showers Sunday! No showers Monday morning for our departure! Refer to text messages as finally when we are traveling home I get a text from the home owner saying the elements that were tested and fine mind you was now bad!!! By this time I was beyond mad as you can see via our text. He clearly ask me why didn’t we just leave? Where was we to go?? I requested a full refund and have only been told he is returning one night and half of the cleaning fee.
