Good location and fair price for Brighton area

Pros: The location was good for visit to Brighton

Cons: Consistent breakfast standard. Room needed updating as it was "tired".

Location: On busy dual carriage way on route to Brighton. The town of Lewes is close by which is a lovely place with great pubs like The Swan

We had a 3 night stay here in June. The breakfast was excellent for the first two days and poor for the last day, so the hotel was not consistent. The room was a little tired with stains on the carpet which looked as if an attempt had been made to remove them. There was a cigarette smell at the residents entrance door as if smoking had been done in that vicinity despite it being a non smoking hotel.
