This is the worse booking i have ever made on expedia. I checked in and had to give a 100 holding deposit. We went to the room and opened the door and the heat hit you. I looked for the air con but turns out there is none. The window would not stay open on its own i had to use my trainer to hold it open.I then went to put my food in the fridge and of course the fridge was soooo hot inside that was not working. The reviews said it was on the small side but the size was ridiculously small. The bed was so noisy just sitting on made all the wooden panels creek. The staff gave zero apologises for any of the issues we were having. I checked in at 5pm and by 5.30pm i had checked back out, in just 30 minutes my face was as red as a tomato from the heat and i felt like i was going to pass out. I have never left a review even if i have had a bad stay but i feel like I need to write this so i can warn you to stay away from this property.

Our experience at this hotel was incredibly disappointing and, frankly, unacceptable. We are two young women who work night shifts, and we specifically chose this property only because we were assured that parking and late check-out were available — both were essential for us to rest properly after long overnight hours. However, upon arrival, we were told there was no parking available whatsoever, despite clear confirmation beforehand. This forced us to find parking far away and walk back to the hotel late at night, in the dark, through unfamiliar streets. As two women, this was not only frustrating but also genuinely dangerous — and the hotel showed absolutely no concern. To make matters worse, our confirmed late check-out was also denied the next morning. After working night shifts and planning our stay around getting the proper rest, we were told to leave at the standard time with no flexibility, no apology, and no accountability. This hotel blatantly misled us, failed to deliver on basic promises, and put our safety at risk. The lack of professionalism and disregard for guest wellbeing is astonishing. If you value clear communication, safety, or even basic hospitality, I urge you to book elsewhere.

Small and noisy room & impossible to book parking

The communication prior to arrival was terrible. Both my partner and I made numerous attempts to book the £12 parking option. Our calls did not get through and we were instead greeted by the O2 messaging service which we left messages on that were then not responded to. I also sent messages via the Hotels.com portal but never received a reply. This meant that we had to make alternative parking arrangements which meant a later arrival time so that we could not use the spa (one of the reasons for booking Ark). As for the room, it was a disaster. With no air conditioning at all we had to have the window open but this meant extreme disturbance from the nearby DLR for much of the time. The bedroom and bathroom were tiny and the only way for me to get out of the bed in the night was to climb over my partner. This is not at all what I expect from a hotel stay. The shower area was extremely cramped and there was no shower gel/soap. I also think the £100 charge to a credit card is unacceptable. I have stayed in a lot of hotels and have never had to do this. Because of the impossibility to speak to someone from the hotel prior to arrival I was not willing to leave the hotel the next morning until I received confirmation that the room had been inspected and the £100 charge would not be taken - more valuable time wasted.

Compact & Hot. Good location and friendly staff

The rooms are extremely compact with No aircon. A fan is provided which just blew the hot air around the room. The bathroom is basically a cubicle with a box shower, tiny sink and toilet. You have to come out of the bathroom to dry yourself….i just about coped on our 2 night stay, I’m 5 ft and petit so if you are any bigger than that it would be a struggle. The bed is 3 quarter so again very snug and if you are against the window you have to climb over the person sleeping with you to get out of bed! The wardrobe is quite large in comparison and there’s a lot of unused storage space that’s not needed- lots of shelving. The room could do with a few more hooks to hang towels to dry. It’s probably smaller than some backpackers. The room was clean but not spotless. Despite these issues we did think it was in a good location close to transport, so feel you get what you pay for. I possibly wouldn’t stay again though due to the size and no AC. It was great to get out of the room and go up to the pool and jacuzzi on the 20th floor with amazing views. The staff were very friendly throughout the stay.

good selection of amenities but bathroom and kitchenette are so small you practically can’t use them. the toilet was extremely uncomfortable to us e especially as a tall person, and when i wanted to shower the door was broken. overall it was okay but probably wouldn’t stay again, especially because of the 100£ deposit they take and don’t mention when you book. it’s not really worth the money

Good views, pool and spa amenities. Standard rooms are small don't be surprised but be wary which room you get, it can get hot and loud with local transport. Overall good place to stay

Reception is beautiful and the area is very nice and easy to reach. For us, the positives end there unfortunately. The room was tiny and very rough around the edges including holes in the kickboard and very scabby looking paintwork and heater. The worst part…the heat!!! It hits you as you get off the lift like when they open the aeroplane doors on holiday. THERE IS NO AIR CONDITIONING IN THE ROOMS and the tiny fan provided rattled all night, reaching some kind of turbo speed before cutting out and starting again. The window opened only a few inches (just enough to hear the DLR train screech past every 8 minutes). Pleased we just stayed one night. You get what you pay for I guess.

Don’t book!!! Read all the reviews

I cannot stress enough do not stay here. The rooms are very small with no air con and with night temperatures being 25 degrees outside the room must of been well over 30 degrees, with only a small fan, which did not help. When asked at reception if there is any assistance, I was told to open the window!! . There were cockroaches on the window sill, so did not wish to have the window open. The reception area was well air conditioned, shame they don’t care enough about their customers to place air con in their rooms . Please read all the reviews. I would urge these hotel platforms to remove this property from their sites. Please look at the reviews. The hotel/hmo as people appear to live there do not care about their customers. Ended up leaving the same day.

Really cool place, especially all the common areas, like den, study, gallery and pool with amazing views. Unfortunately, we were there during a heat wave, and while the common areas were air conditioned, the room was not. Thank God for the fan provided, but it was still a lil rough. Room was compact (possibly the tiniest bathroom ever) but full kitchen squeezed in there, which I appreciated. Staff were wonderful. Surrounding area also fun, with lots of quirky food trucks and even a theatre boat. Would definitely come back, and recommend to others!
