I had a lovely one night stay. Staff friendly. Responded promptly to my question before I booked that they could safely store my bicycle. Comfortable room. I booked a cosy room but this was not a small room and had everything I needed. Good Breakfast

The room was a good size and clean/comfortable. Quite a lot of stairs to get to it! Parking - very important in Rye - was easy. Staff were lovely and very helpful. Breakfast very good. However the hotel was looking a bit tired - carpets very worn on stairs - and the windows in our room had swolen so wouldnt quite close - not great given we had really strong winds whilst there which were very noisy. But very close to lots of great restaurants.

Security and safety of guests
Felt unsafe as our room was close to the back door where if one broke through the glass panel from the outside one can easily use the inner door handle to come into the building. This is because there is no locking system on the inner aspect of the door and only a locking system on the outside. A few times during my stay i found this back door open and not shut securely so anyone could have come in without a key .This should be investigated as a matter of priority for the safety of your guests.
Such friendly helpful staff. Early check in because room was ready. Very tasty breakfasts. Superb location in town centre but with a leafy view and peaceful large covered outside area.

In Need of refurbishment.
Short staffed and some staff unhelpful.
Only 1 larger available on tap rest in bottles.
Breakfast was limited.
A great find for us, excellent location and great staff. Our room was light, airy, well presented and very comfortable.
Breakfast was excellent with good choice and good food.
I really loved my stay at this hotel (great service, nice facilities, delicious and varied breakfast) but the only thing that could be improved was the cleanliness. The hotel room was tidy and clean at surface level but I came across a few surfaces with stains and hairs throughout. Despite this, I will be back as I really enjoyed my stay overall.

We were in rye for the jazz festival a late booking so happy to find the lookout to stay at for reasonable price lovely breakfast great location, and parking a bonus. More promotion on your happy hour would be if benefit as this is a good offer..
Lovely room, loved the artwork about the place, service was excellent, breakfast was amazing, and the outside bar area was very nice. The only issues to flag was that we ran out of breakfast tea and this wasn't restocked in our room and only having one bog roll at a time seemed a bit tight

Well located. Comfortable but shabby room.
Stairs were very awkward. Our room was in the attic and we found the narrow, steep, winding stairs hard to climb.
The drinks cost more than shown on the price list. Apparently there had recently been a price increase but "they hadn't had new menus printed" ?????
Generally felt the hotel needed refurbishment.
Mixed feelings about this hotel.

Good value for money boutique hotel in excellent location for Rye. Very useful private car park although access road in poor condition, decent breakfast, exterior of hotel in need of renovation, but our classic double room was clean, well decorated and spacious. Good choice for short stay in Rye.
