This home is only a few steps away from adorable San Marco Square - teeming with restaurants, bars, and boutiques!

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We charge a pet fee of $50/night per pet that you bring with you. This reduces to $250/week per pet and $500/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***

There is a propane grill on the back deck with grill utensils and grill cleaner in the kitchen. We do not supply propane but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it with the supplied grill cleaner/steel brush in order to avoid additional cleaning fees.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

We were unable to stay here. Paid in full, checked into property and other peoples belongings were in the bedrooms, underware on bathroom counter and poop in the toilet. Called management company, they kept me waiting almost 2 hours while confirming that there was a problem. This when we needed to eat and go to bed because my husband had major surgery at UF the next day. Management company said the unit was accessed incorrectly by the people there. How could that be, they had to be given the code? We had to find a hotel at the last minute for two nights. Would not book with these people again, obviously unreliable. They did nothing to try to make this right, except say they are going to return our money. That really is the least they could do. We finally found a hotel and got to bed at 10:00 pm for a 6 am surgery. My husband is now in the Intensive Care Unit. This is the very reason we rented a house. Horrible Horrible people. If I were the people who were staying there I also would be upset. We were in their and could have done anything with their belongings. I left a bunch of lights on so they would have a clue someone had accessed the house

A Gem Beautiful Home

This property was amazing! I truly enjoyed my week stay with my family. The house was beautiful and the kitchen was a truly chef’s kitchen so gorgeous. The three bedrooms and two bathrooms were exceptional and gorgeous. I loved that all 3 bedrooms had televisions as well as a television in living room area. The neighborhood was so and quiet. There are local shops close by as well. The house is very close to a local park and also an area where you can see the water and the city. I will definitely be booking here again. The communication was 5 stars ! Always willing to answer any questions I had.

Charming House

Updated House with plenty of natural light yet felt private. Squeaky hard flood floor but fits the charming historic house. Perfect location; Close to food, stadiums…. One bedroom is quite far from bathroom. Easy communication with host. Would stay again.

Contemporary Home in Historic Neighborhood

My wife, daughter and I thoroughly enjoyed our stay. The home is large with outstanding bedrooms, bathrooms, and kitchen. The neighborhood is quiet and yet very close to restaurants and coffee shops. The home is also centrally located making day trips to Amelia Island, Savannah, St. Augustine and Daytona easy. Eric was excellent to work with and responsive with check-in/check-out instructions and questions. We'd return in a heartbeat.
