Stay here if proximity to the beach at an affordable rate is the top priority. I left my room and 2-3min later: toes in sand. But do not stay here if cooking meals is important to you: the "cookware" was a tiny pot, a huge strainer, and two cooking spoons; there is sufficient dishware, glassware, and silverware (although no sharp knife). The tv is not "smart." The beds were okay; the upkeep in the room was minimal. NOTE: They will charge $30/day tax per night as a "resort fee," but this is not a resort. Included are: housekeeping (as if that's a special perk) every three days, IF you ask and ask again. No towels, no beach chair, no bike... there's a tiny pool at one of the buildings. "Free drinks" is a perk but it's for one hour/day at a hotel almost a mile away...I never went. Again, proximity to beach, groceries, and restaurants was great. If you book on Expedia, the check-in instructions they send you are wrong; call the hotel for the correct address.

This place was awful. It doesn’t look anything like the pictures. It was filthy, especially the floors. It was not maintained and had cabinet doors missing, water damage, scratches and chips out of floor. I feel we were scammed. Staff was unresponsive to requests for clean towels. Kitchenette didn’t have bare necessities. We had 1 cup and 2 plates. Staff was unwilling to resolve any issues.

Property needs renewal. Check-in was a time-wasting nightmare. Despite several email advisories from Expedia specifying a Harding Ave. address, the check-in was at the Collins address. Objections by guests to the confusing resort fee slowed things down further. Rooms no longer have sofas, coffee tables, wine glasses or folding suitcase racks. I ended up leaving my suitcase on the floor. Outdoor seating is handy for those on the ground floor. Nice beach across the street although there is construction blocking the closest access path. Good resources (grocery store, drug stores) on Collins. Bike rental and public library across the street. Trolley stops nearby. Free overnight neighbourhood parking has disappeared. Will be looking elsewhere next time.

Cons - room is super catfished compared to pictures - old musty smell, windows are sealed and you can’t open them - pool and surrounding area are extremely poorly maintained and no guests use it - pans and burner are very old basically have no use Pros - excellent location - a lot of available parking in the area
