Renovation Notice – Long Beach Resort, Panama City Beach, FL

Long Beach Resort will undergo planned exterior renovations from August 18, 2025, through April 2026. Project setup and material deliveries will take place August 4–18, with construction beginning August 18. This work, coordinated by the Homeowners' Association, includes balcony and exterior repairs.
During this period, guests may experience construction noise, limited access to certain areas and pools, and temporary modifications to entryways.
• The Lagoon Pool and lagoon pool hot tub will be open until November 28th.
• The pool and hot tub between Towers 1 and 2 will be closed starting August 28th and will remain closed until November 28th.
• The pool and hot tub between Towers 3 and 4 will be closed starting October 20th and will remain closed until the end of the project.
• Beach access and condo entry will remain open throughout the project. Beach chair service will be available through October 31.
• Balconies will remain open until November 10th, and then will be closed by section thereafter.
Please note that all dates are approximate and subject to change based on construction progress. Rates have been adjusted accordingly to reflect any potential inconvenience during your stay. This notice has been posted as of 7/7/2025, no refunds will be given for any renovation related inconveniences for any reservation booked after this date.

Nice resort. Beautiful beach. The restaurant on the property had great food, good drinks and quick service. I do wish the unit was a little cleaner. The refrigerator had crumbs and residue left from previous guest. The floor and rugs had sand residue left. The dryer took multiple cycles to dry a load of clothes. And upon arrival there was a load of linen in the dryer that was damp and had a mildew smell that I needed to rewash and dry. The A/C seemed to struggle keeping the unit cool. If you’re staying more than a couple of days you’ll need to bring things like toilet paper, laundry detergent and dishwasher detergent as there are only 2-3 of each in the unit.

Prefect place to vacation

Kim's condos is a fabulous place to stay. The third floor condo at 1205 has great views and spectacular furnishings. Everything is new and has all you need for a great vacation. We loved it here and you will too.

Beautiful condo/ bikers ruined peaceful getaway

The condo was beautiful and exactly as described. However, we were unaware of the 65,000+ loud, obnoxious, tattooed bikers that would be invading the beach area, restaurants, stores. The deafening, thunderous roar of the motorcycles lasted daily from 6am to 12am+. The only place it could not be heard was on the beach or our balcony. Inside the condo, they even drowned out the tv. It was absolutely ridiculous. This was our first vacation in 5 years. What was supposed to be a relaxing get away, turned out to be a totally frustrating, infuriating experience. I wish we had been informed about this event when we were making our reservation. Being in our mid 70s, we don’t keep up on biker news.

This is a wonderful, cute condo and the perfect size for the two if us! Very clean and the owner provides lots of little extras that you typically bring yourself. The complex has several pool’s which are very nice with a lot of seating. Would definitely book again.

Great place to stay

My wife and I took our first trip without kids for the first time in 20 years. The condo was everything it’s advertised as and the location can’t be beat. The pools are clean and the restaurant at the pool is great. The balcony is very private by the way it sets so you can enjoy coffee without talking to the neighbors. It was as clean as anyplace I have ever stayed. Walmart, gift shops and great restaurants all within an east walk. I highly recommend this place.

Wonderful Condo. Beautiful view.

We loved our week in PCB. This condo is tastefully decorated, very clean and a fantastic view. It was a good size for the 3 of us (2 adults, 1 teen). Some really nice touches from the agency including hair dryer, hand soap at each sink, tissues, starter coffee kcups, dish soap, paper towels and TP. They have also provided USB ports in each room. The kitchen was well stocked with cups, wine glasses, plates, flatware, blender, knives, measuring items, cork screw, utensils, frying pans, cookie sheets, bread pan, and pizza pan. Note that if you are one to cook/eat this unit has limited items such as nothing larger than medium saucepan, an 8x8 pan and 2 medium size mixing bowls. Our teen son was comfortable on the pull out, the recliner was very comfortable, the king bed has a very, very firm mattress. All linens were clean/comfortable. Plenty of storage in the unit as well. The balcony was my favorite place, except for the beach chair/umbrella service included with the unit. Long Beach Resort is very nice. Plenty of parking, beautiful pool ( didn’t use, but looks nice), minimal elevator wait time. We would definitely stay here again.

These hosts were always quick to respond to messages throughout the process of reserving and while we were on site. The cleaning people skipped over a few things and we contacted the host. The person was there within the hour to rectify the issue. We love Long Beach Resort! This is our third consecutive year staying here. Each year we have been in a different condo. We will stay again!

Beautiful resort. Lots of beach space and it's wonderful to have the beach chairs/umbrella included! There was rarely a wait for the elevator. The condo was beautiful except the mattress was way too firm and it gave me back pain each morning. Fantastic view on the spacious balcony! The resort is close to shopping and restaurants.

Description & pictures were accurate. Condo was nicely decorated with cute beach decor. Bed was very comfortable. Nice updated kitchen & vanity. Only negative was the Large soaking bathtub that was difficult getting in & out for us “seniors”. Oh but that view & balcony…… what can I say. Elevators were quick & nice property. It was perfect for my husband & myself. Would definitely recommend Kim’s Condo & this particular condo.
