Some homes are more than just a place to stay — they hold a story. Breakers 1 is one of the last true Old Florida beach homes on Anna Maria Island, standing on the Gulf while everything around it has been replaced with newer construction. After the 2024 hurricanes, the home was restored — new kitchen, fresh updates throughout — while keeping the bones, the character, and the feel that guests have been returning for year after year.

Step off the deck and you're on the sand. No streets to cross, no path to navigate — the Gulf of Mexico is right there. The private Gulf-front deck is where the day ends at Breakers 1, whether that means morning coffee in the quiet before anyone else is up or an evening watching the sun drop into the water.

The home sleeps six across three bedrooms. The master suite has a king bed, an en-suite bath, and Gulf views. The guest room has two twin beds — right for families with younger kids. The loft has a queen bed with water views — open loft with no door, worth knowing if you're traveling with light sleepers or anyone who needs full privacy. The living area has vaulted ceilings, original details, and smart TVs throughout.

The kitchen is brand new — one of the most tangible improvements from the 2024 restoration. Fully equipped for a week of meals at home. An outdoor shower handles the sand. The garage provides covered parking for one car with two additional spaces outside — rare for a direct beachfront property on AMI.

The walkability here is exceptional even by Holmes Beach standards. Publix is within walking distance. CVS nearby. The free Anna Maria Island trolley stops close by for exploring the full length of the island without moving your car. Guests consistently report parking on arrival and never needing their car again until checkout.

Perfect location! Enjoyed my stay with really no big complaints. All mattresses were very comfortable. The big bathroom was great for us all to shower and get ready. The other shower was way too small for an adult. Just need better, more comfy living room furniture. I would absolutely stay there again.

Best Beach Vacation

We loved staying at Breakers 1! It was a great location on the island and right on the beach. The beach was never crowded during our stay in July. The 2nd shower was small (think RV/camper size) but it was fine for our kids (ages 8, 10, 11) who did not mind. Having the garage to keep the bikes, etc was great! I felt the management company was very responsive, from us renting bikes to them sending someone out to check on the garage door; in fact, much better than I've experienced in other rentals. We would not hesitate to book this house again if we were to come back to AMI!

Great Beach House!

We had an excellent time. The home was clean and as described. We loved being right on the beach. The home had everything you needed for the week from kitchen supplies to beach towels. It was missing a laundry basket and we didn’t bring one, I messaged the rental service and it was there in an hour. I wasn’t expecting that kind of detail to service. We would love to stay again and recommend the place to anyone. Our group consisted of myself, husband, 19 year old son with 19 year old girlfriend, and 15 year old daughter. They loved it too.

Great Family Vacation!

Property was very clean and literally steps from the waters edge! We enjoyed not having to tote everything we needed for a day at the beach. You could just go back and forth all day long. There were plenty of floats, chairs, umbrellas, boggie boards, toys etc in the garage. We could have used them, but the garage doors were recently replaced and we could not access the garage. We would stay here again for sure!

Sunset Beach House

This is a nice beach house, great location. Just a few steps from the gulf with a private little beach area just outside the house. You can watch sunsets from the living room! The house had everything we needed for our stay. It is walking distance to some places to get breakfast and coffee. Also a Publix grocery store is just down the street. We would definitely stay here again! Some things to note: A safe would have been nice to have. The loft (3rd bedroom) is not closed off, so it might be difficult for someone to sleep up there while people were in the living room. While this house is technically 2 and a half baths, the one bathroom’s shower is a 3’ by 3’ shower stall. Very difficult for an adult to shower in. There are two (maybe 3) outdoor parking spots and one parking spot in the garage. Although it is a very tight fit in the garage.

Location is Perfection!

This house is perfectly situated right on the beach. RIGHT ON THE BEACH! It is very close to shops, restaurants, ice cream, coffee shops, pharmacies and grocery store. Everything is walkable. The house is large and spacious. There is an outdoor hose and shower to get the sand off. The deck was a nice respite from the hot sun. The tables and chairs were nice along with the umbrella. Few things that were slight negatives: 1) Upon checking in, I was disappointed to have to contact the property company about lack of towels and all the broken beach furniture. There was also a broken screen door. That said, the property company was very responsive! 2) the master shower is dysfunctional. You cannot avoid showering without getting water on the floor and the floor is warped as a result. It needs to be redesigned. Not my floor but if it was, I’d get it fixed. 3) the thermostat is set so that you cannot lower it below 68. Yet the house has down comforters. We were hot at night and cold during the day. It was hard to find a happy medium. Down comforters in FL seems odd. Other than those annoyances, the house was perfect. We would rent there again if we returned!

The location was wonderful but maintenance could have been better. Windows impaired the view as they were damaged and fridge handle needed repair too. We left a note with the issues we found in the rental. There were other issues also noted. We appreciated the response for the broken umbrella!

Very Nice!

We have vacationed on AMI for Thanksgiving for the last 9 years. This place was roomy and you can not beat the location. Had an issue with keypad getting in but was resolved quickly. Master bathroom shower could use a door or shower curtain - spacious but can't help to get water on the floor. Overall great rental!

Sunset Paradise

We had an amazing February break in the beach! This property accommodated our family (6) perfectly! We have 4 teenage daughters; they had their own space and felt at home. We rented bikes for the week from Fun and Games - it was very affordable and worth it! The location of this property is 1 block from Publix, Walgreens and many local shops. If you’d like to see the sunrise - we biked to the bridge and to 28th street where the views were magical. We saw dolphins, caught fish in the surf, walked the beach, rode bikes, enjoyed the Ugly Grouper (food, drinks and live entertainment) and played lots of games. The property has beach chairs, water floats, sand toys, a char coal grill, puzzles, games and beach towels! We would highly recommend renting.

Great Stay on the Gulf

Perfect spot for a Anna Maria Island getaway. The house was basic, but everything you need when the beach is 10 yards from your door. We did have a few little maintenance issues but the company was quick to respond and fix. I would highly recommend.

Location, Location, Location!

At first blush the house is quirky. But with each passing day of the most relaxing family time right on the beach out the door you quickly forget about any quirks and you fall in love with it. Spent Thanksgiving there and had everything we needed for all our meals. Easy kitchen to cook in. For the price it should have a gas grill instead of the charcoal ones. But it's right on the beach. The pictures highlight the views out the 10 windows from the living space. 7 of the windows have condensation between the panes and are foggy. Some of those blinds are broken and can't be raised. The view is everything and those windows and coverings should highlight it, not detract from it. But it's right on the beach! Had a blast, would go back, don't want to nit pick, but for the price those easy changes should be addressed.

Great house right on the beach

You cannot get any closer to the beach than this home. There were a few maintenance issues that had to be fixed while we were there but the management company was fast to respond and fix the issues. Though there is a garage we could not fit either of our two cars in it. They had plenty of beach toys for the kids in there though!

Location, location, location!

This beach house was in the perfect spot! We could open the back door and take 30 steps to the ocean! There were also plenty of shops to walk to for last minute needs and special treats. The decor was definitely not updated and there were some minor things that needed fixed in the property. It was by no means “luxurious”, but it met our needs and felt clean. I’d go again, just for the location alone.
