Pretty stark & tiny in basement with no windows or amneties. A place to sleep only. Convenient for walking if you are interested in sites in that area. If you want to walk to any store, pub, restaurant, etc, be prepared to walk 45 minutes one way.

I liked nothing about this hotel! No towel rack or hook to hang your towel. 1 outlet in the whole room! Found garbage under the bed. No phone if you needed to call down to the desk. No dresser or table to put your things on! There were 3 single beds , which we requested. Two of the beds shared a headboard, each side with gooseneck lights that didn’t work. No bottle of water. No facecloths. I have honestly never stayed in a hotel this terrible! Really put a damper on our trip to Edinburgh.

Do not opt for a “windowless” room. The rooms are in a maze in the basement. The hotel is not in its prime and its in a residential neighborhood not close to any places for food or drinks. Hotel was very overpriced for what was provided.

This hotel was a long way from any public transport. The rooms were extremely dated. The hot water went from hot to scalding and stayed that way. Staff were friendly. There was nowhere to eat at night within walking distance as hotel restaurant was closed due to inability to get staff.

Staff were amazing! Communication was good! They accommodated us very well! View from our window - stunning! Space in the room - better than expected! Breakfast- delightful! Location was in the middle of everything. Perfect for exploration, adventure! Peaceful!

For a reasonable priced hotel for edinburgh compared to many others it was absolutely perfect for what me and my wife wanted and needed. Its obviously not going to be the ritz 5 star because f the price but it was clean, tidy, great parking and central location. When coming back to edinburgh again we will definitely be back inthe future. Dont be put off by some other negative reviews
