Great place. Ideally situated. & lovley staff.

A great place to stay. Up graded for no extra cost. Hospitality was excellent. Staff were great. Totally recommend this hotel👍.

We felt very welcome. When we arrived Matthew asked us if we cared for tea or coffee and then took time to chat with us. Though the hotel was fully booked, we felt like we were the only ones and received personal attention. Breakfast at Fraoch House is outstanding and generous. Though within easy walking distance from the centre where all seems to be happening, Fraoch House is very quiet both inside and out, allowing for a very restful stay. I highly recommend Fraoch House.

Lovely little B&B with excellent bus connection

Pros: Geniality and Helpfullness of Gareth and all his team, the breakfast, absolutely everything!

Cons: Nothing at all

The most cordial host Gareth welcomed us with tea and coffee and was throughout helpful, even when my glasses were lost behind the fireplace. The breakfast was absolutely excellent, from fresh fruit up to the freshly cooked choices such as porrigde, bagel with salmon, eggs prepared as you wished, full scottish breakfast and some more. The room and bathroom were all you could aks for, even a bathrobe was provided for. The bus stop for service No 11 is situated directly in front of Fraoch House, Leith Walk with many more bus connections is only a few minutes walking away. The center of Edinburgh can be reached within ca. 25 min. We would love to come back to Fraoch House!
