Not too far out of the city.

Pros: Specifically, I booked it as it was at a reasonable rate and it gave me all I needed for my stay in Edinburgh and the off road rear car park was good.
Cons: Like all small hotels, there were slight areas where a little room maintenance was needed, in the shower room. But again, it was not an issue for me.
Location: There are plenty of buses in Edinburgh but there is nothing much close by except the large hospital along the road.
The room I was in had recently had slight alterations and the decoration needed to be completed but this was not an issue for me. The facilities of the guest house were fine and the breakfast was very good. I just had the continental breakfast, i.e. cereals with a few prunes, (I like prunes), fruit juice, coffee and toast. A full English/Scottish breakfast was available at extra cost but I didn't have that as I don't normally anyway, although others did have one and it looked very good. I was able to book and pay on-line which was fine for me.

Edinburgh little gem

Pros: location was well within reaching distance of the city
Cons: Some parts were ready for a clean up, shower and carpets Typical of wear and tear, but nothing major
Location: Plenty to do in Edinburgh and surrounding areas
Guest house is run by a lovely lady who is very helpful The rooms are clean and they were stocked with essentials for your stay Breakfast was more than adequate, but a cooked one was available on request It's location was well within reaching distance of the city, by Car or Local Buses Car Parking was available In respect of cost, I would say it was good value for money
